Crawl space and vapor barrier

Crawl Space Cleaning in Everett, WA

Under a lot of older Everett houses, two problems travel together: rats at the rim joist and a vapor barrier that gave up years ago. We clean the crawl space out, close the way in, and lay new barrier, all as one job.

Four Problems in an Older Everett Crawl Space

Torn or missing vapor barrier
Ground moisture comes straight up into the framing and insulation.
Soiled, sagging insulation
Rats nest in it and soil it, and that is where the smell comes from.
Gaps at the rim joist
Settling opens small gaps above the foundation that rats use to reach the walls.
Open or rusted vents
Screens rust out or get pushed in, and the crawl space becomes a front door.

Old Houses, Old Crawl Spaces

Homes from the early 1900s in Riverside, Northwest Everett and around Rucker Hill sit on heavy old framing, often over bare soil. On many, the original barrier is long gone. That is why crawl space cleaning in Everett so often comes up during a rat call: the rats were living down there.

How We Clean Out an Everett Crawl Space

  1. Look first

We crawl the whole footprint with a light and a camera and show you what we found, including the barrier, insulation, droppings and every opening.

  2. Clear it out and close it up

Old barrier, soiled insulation, droppings and debris get bagged and hauled away. Vents get screened and the openings at the rim joist get sealed with hardware cloth and metal.

  3. Lay new barrier

New 6-mil vapor barrier goes down edge to edge, overlapped and run up the foundation walls, with insulation replaced where it needs it. You get photos of the finished space.

Questions, answered

Everett Crawl Space Questions

How Do I Know If My Everett Crawl Space Needs Cleaning?

A musty smell in the house, cold floors, droppings at the crawl space hatch, or rodent noise under the floor are the usual signs. If you have had rats in the crawl space at all, the insulation and barrier they lived on almost always need to come out.

How Often Does a Vapor Barrier Need Replacing?

Most homes here need it every 10 to 15 years, sooner if rodents, flooding or contractor traffic have torn it up. Many older Everett homes are well past their first barrier.

Is This the Same as Crawl Space Encapsulation?

No. Full encapsulation seals the crawl space into a conditioned space, often with a dehumidifier. What we do is a cleanout, rodent exclusion and new vapor barrier, which fixes the moisture, smell and rodent problems most Everett homes actually have. If you truly need encapsulation, we will tell you.

How Long Does a Crawl Space Job Take?

Most take one to two days, depending on the size of the space and how much has to come out. We finish with a photo walk-through so you can see exactly what was done under the house.

How Much Does Crawl Space Cleaning Cost in Everett?

It comes down to the square footage and how much cleanup, sealing and insulation the space needs, so we quote after we have been under the house. You get the number in writing before any work starts.
